Chuan Park, an S$890m Enbloc redevelopment that almost fell through!
The old Chuan Park was a 99 years leasehold residential development located in District 19 that TOP in 1985. The developer back then was Far East Organisation.
The old Chuan Park went through several attempts to enbloc and finally succeeded in July 2022. It did underwent a little bit of hiccup, but the deal was given the go ahead in May 2023.
The last batch of residents moved out of the old Chuan Park on the 15 May 2024. I had the privilege of witnessing some of these residents moving out, and even got to spoke to one of them.
After almost 40 years, the buildings that once stood on this 400,000+ sqf land will give way to 5 brand new towers. I went up to the roof and top floor of 2 of the towers and took some pictures and videos. Right there, I can only imagine the incredible, panoramic views of the surroundings when the new towers are ready for occupation.

Future Development and its Impact on Chuan Park
Government Land Sale (GLS) plot that would yield an estimated 550 residential units. The tender is closing in Nov 2024, meaning the plot would launch for sale estimated 4th Quarter 2025. With GFA harmonisation, and inflation, the psf is likely projected to be high, in turns would likely push up Chuan Park’s psf in 2025.
MRT Connectivity & its Impact on Property Prices
Almost everyone knows that how an MRT station affects the price of a property. Without doubt, the price, whether sale or rent, will usually be higher.
In fact, when LTA announces new MRT stations, almost immediately the property price around the new MRT stations would go up. The prices would progressively goes up as the station develops. It usually goes even higher when the MRT stations turned operational.
The Chuan Park, with an MRT entrance just outside its compound, is definitely not going to come cheap! Moreover it is along the very popular Circle Line!
One station South to NEX Integrated Mall (Bus Terminal, North East Line and Shopping Mall). One station North to Bishan Junction 8 Mall and North South Line). Three stations to Thomson East Coast Line (Caldecott Interchange). Four stations to Downtown Line (Botanic Gardens Interchange or MacPherson Interchange). Five stations to East West Line (Paya Lebar Interchange).
No New Condo Launch within the Vicinity for more than a Decade!
Several private residential condo is in close proximity to Chuan Park. However, the newest one, the Scala @ Lorong Chuan, is already more than a decade old. The Lease is from Jan 2010. The oldest condo along Lorong Chuan is Chiltern Park. The 500 residential units condo was completed in 1995, with its land tenure dated from 1991.
As the existing condo ages, with dated designs, facilities and facades, the new launch Chuan Park would breathe new life into this area. The pent up demand would be incredible, similar to past new condo launches in an aged estate.

Within one MRT station of the Purple Line (North East interchange) and one station of the Red Line (North South interchange). Connected to these stations are the Junction 8 Mall (by Capitaland) and Nex Integrated Mall respectively. Within one MRT station from Serangoon is Kovan where the ever busy Kovan Heartland Mall & famous Kovan Food Centre is located.
Surrounded by schools (PS stands for Primary School in short) such as St Gabriel’s Primary School (a Catholic Missionary School), Yangzheng Primary School, Kuo Chuan Presbyterian School, Convent of the Holy Infant (CHIJ) School and Nanyang Junior College. Also with close proximity is the Australian International School (expanding its campus) and also Stanford American Early Learning Village.
Estimated less than a minute drive to the Central Expressway (CTE) and minutes to Bishan and Ang Mo Kio Central. Within close proximity, within the landed estate enclave, is the famous Serangoon Garden Food Centre, Chomp Chomp Food Centre and Serangoon Village. By the way District 19 also has the biggest number of landed properties in Singapore.

As for Chomp Chomp Food Center, it primarily operates in the night, serving dinner and suppers to late diners. Chomp Chomp Food Center is famous for its many Seafood Options such as BBQ Stingray, Sambal Chilli Cuttlefish, Fish, Prawns and Crabs. Other options include Sambal Chilli Kang Kong, BBQ Chicken Wings, Satay, Rojak (local Salad mix of fruits, vegetables, dried bean curb and dough fritters in prawn paste, sugar, chilli, lime juice, powdered peanuts), and Popiah. One can also find the common local delights such as Hokkien Mee, Fried Kway Teow and the ever refreshing Sugar Caner juices.

Fun Facts about Lorong Chuan where Chuan Park is being redeveloped
Lorong is a Malay word for alley or lane. Chuan is stream in Chinese, and water is wealth or prosperity to the Chinese. So Lorong Chuan actually means Prosperous Alley or Lane.
Lorong Chuan is actually a long stretch of road that links to Braddell Road on one end and goes all the way to Serangoon Garden Way. Hence, it is just natural to think of Serangoon Garden when it comes to Lorong Chuan.
As in the past, Lorong Chuan was a Kampung (Village in Malay) with farms and ponds in Singapore early days. I read that there was even a Crocodile Farm in Lorong Chuan that slaughters Crocodile for its skin.
Ang Mo Kio Avenue 1 came after and due to the heavy traffic along this new road, an overhead bridge was built in the 1970s to link Mei Hwan Drive and Li Hwan Drive. This unique looking overhead bridge was somehow known as Lorong Chuan overhead bridge, even though it was not along Lorong Chuan.
