Last Residential plot, 8@BT or Eight at Bukit Timah is a 158 PURE residential units development at Bukit Timah Link.
Eight at Bukit Timah (8@BT) site address is 6 Bukit Timah Link Singapore 589943 & 8 Bukit Timah Link Singapore 589944.
It was a GLS (Government Land Sales) plot located at Bukit Timah Link, just beside Beauty World Plaza, a well known historical landmark in Bukit Timah area.
Under the Government Land Sales (GLS) scheme, the 99 years leasehold plot was sold at S$200 milion. Plot size is about 4611 sqm (about 49,633 sqf) with a gross floor area (GFA) of about 13,834 sqm (about 148,909 sqf). The per square foot (psf) per plot ratio (ppr) works out to be S$1,343.
With the GLS plot ratio of 3.0, a total of 158 units, two blocks of 20 storey residential building with landscape deck, basement carpark and communal facilities, can be built.
Surrounded by mixed developments & the upcoming integrated transport hub as well as the community hub (estimated 2029), 8@BT being the ONLY pure Residential development, gets to benefits from all the surrounding amenities less the hustles & bustles!
Beauty World Centre is a 99 year old leasehold development. It is estimated to be about 45 years old, meaning its lease will expire in about 54 years. It is probably a matter of time Beauty World Centre would be redeveloped. When that happens, it will not be cheap. The surrounding developments would only benefit from such an event, and that includes 8@BT.
Strong Demand in Bukit Timah Area
In May 2023, The Reserve Residences, an integrated residential development by Far East Organisation was launched for sale. 520 or 71% of the units was sold at an average of S$2,460 psf over one weekend. As of 17 June 2024, 704 of the 732 units on offer has been sold.

In November 2020 during the Covid-19-era, 96% of another new launch project, The Linq @ Beauty World, was sold over one weekend! The average price was about S$2,150 to S$2,200 psf back then. The 120 residential units mixed development has since been a sold out project.

Within 1 km radius of Eight at Bukit Timah (8@BT) Condo is the sought after SAP school, Pei Hwa Presbyterian Primary School.
What is SAP?
The Special Assistance Plan (SAP) is a programme in Singapore introduced in 1979 which caters to academically strong students who excel in both their mother tongue as well as English. It is available only in selected primary and secondary schools.
Question: To ask the Minister for Education given the continuing need to build Singapore’s capabilities to engage the region as well as strengthen Singapore’s multi-cultural and multi-racial society, how have the Special Assistance Plan (SAP) Schools evolved over the years to remain relevant today and what are the future plans for SAP schools to be relevant in the future.
Question: To ask the Minister for Education with increasing diversity, evolving needs and expectations of Singaporeans, and a post-pandemic environment, what are the new challenges which Special Assistance Plan (SAP) schools face and whether they will be able to achieve their intended outcomes.
MOE Response: https://www.moe.gov.sg/news/parliamentary-replies/20210510-sap-schools (Source: MOE May 2021)

There are currently only 15 SAP schools in Singapore. Pei Hwa Presbyterian Primary School being one of the SAP schools is a major reason for its popularity.
As Eight at Bukit Timah is still a Building under Construction (BUC), therefore we cannot yet pin point all the primary schools within a 1 km radius. The following Primary Schools may well be within the 1km radius, with schools (*) subject to further verification.
The Primary Schools are (1) Pei Hwa Presbyterian Primary School, which we have briefly mentioned. (2) Bukit Timah Primary School* at 111 LORONG KISMIS S(598112) and (3) Methodist Girls’ School (MGS Primary)* at 11 BLACKMORE DRIVE S(599986).
From the Newton MRT Station (North South exchange), Orchard MRT Station is just one stop away. The Dhoby Ghaut Station (North East & Circle Line Interchange) is just 3 stops away. (MRT Network Map)

Estimated Traveling Time by MRT from 8@BT
Eight at Bukit Timah (8@BT) site connectivity
Eight at Bukit Timah (8@BT) is literally within an estimated 1 to 2 minutes drive from Pan Island Expressway (PIE). Within an estimated 1 to 2 mins drive is Clementi road, with a speed limit of about 70 km/hr for most part of this road. Therefore, one should be connected to the Ayer Rajah Expressway (AYE) in about 5 to 10 mins drive.
Future Developments in Bukit Timah nearby Eight at Bukit Timah (8@BT)
Even with an extensive network of MRT stations, and a reliable public transport system of buses, cabs and private hired vehicles, Singapore still has a high percentage of private car owners. Therefore, a project’s connectivity to major highways and expressways is equally important.
Future Development (1)
Come Sep 2024, the current famous Bukit Timah Food Centre & Wet Market will move to the opposite plot just beside the Beauty World MRT station and the open Car Park.
Hopefully my favorite fried carrot cake, satay, wanton noodles, BBQ stingray will move over to the temporal food center as well.
The Bukit TImah Food Centre and Wet Market will then be demolished and a one-stop integrated facility will be built in its place. This facility will come with a Community Club, wet market and a food centre at Entrance / Exit C to Beauty World MRT Station. The facility might also feature a range of new amenities such as an indoor sports hall, library, elderly care facility, seminar rooms, children playground, enrichment schools, dance & music studios, and Performance Stage.
Eight at Bukit Timah (8@BT) is connected to Beauty World MRT station via a sheltered walkway, giving residents the convenience to access the new integrated facility regardless of rain or shine.
Future Development (2)
Part of this future GLS plot will give way to become a temporal (5 Years estimated) hawker and wet market (Bukit Timah Food Centre & wet Market). The GLS plot however, is zoned for Commercial and Residential development. A mixed development such as Shopping and or Hotel and or Office and or Serviced Apartments with Residential Apartments can be built on this piece of land (subjected to detailed planning).

Beauty World – be a part of Singapore history
As a child I remember this place as Bukit Timah Road 7.5 miles. It was once a popular market and shopping destination for locals during weeknights and weekends.
Prior to the Second World War, like many parts of Singapore, Bukit TImah Road 7.5 miles was made up of Kampongs. However during the Japanese Occupation, an amusement park was built in its place that even included a cinema.
After the war, with the returning British, the amusement park was closed due to its illegal activities, mainly gambling related, and converted into a market place. So in 1947 the Beauty World Market was born.
Being a popular market leads to congestions, illegal parking, poor hygiene and gangsters activities.
The poorly regulated structures made up of mostly woods, zinc & canvas were also likely reasons for the many fire that broke out in those days.
The Singapore government bought the Beauty World site in 1975 and demolished it in 1984. Two modern looking buildings took over the site – Beauty World Centre and Beauty World Plaza.
The Urban Redevelopment Authority (URA) of Singapore built the Beauty World Centre in 1984 and was acquired by Capitaland (formerly known as Pidemco Land) in 1989.
It might have been 40 years and the facades and structure looks dated, but it is still a popular destination for many.
I recently visited this iconic landmark that I used to roam in the 80s & 90s. I have to say it has not lost its vibe. I do not know how to put a word to it. I can just feel the “lives” in this area!
